“Ma’am” seems to have a negative connotation to it. It makes you feel old. Haha
So, you could say “hello” or “good evening /afternoon/morning”
“Miss” for most women
“Madam” for obviously older women
“Good evening, miss. Welcome to XYZ.”

“Take the cloth” is the action of you taking it.
“Get a cloth” can mean you take it or someone gives it to you.

“Drink” Or “take” would be if you are offering them some coffee but you aren’t asking them to drink it with you, necessarily.
“Get” would be be you asking them to have a cup with you.
